As part of our fully managed tenant “finders” plan, our team will manage the process of finding suitable tenants that can move straight in. From marketing your property, to managing viewings and carrying out reference checks, we’ll handle it all. Our bespoke services

We can offer a tailor-made service unique to your requirements. We cover every aspect of the lettings process from finding suitable tenants to maintaining your property to a high standard and ensuring it complies with the latest legislation. You may require a simple no-frills ‘tenant find’ service if you want to manage the property yourself, you may prefer to be a remote landlord and take up the ‘fully managed’ option or the ‘rent collect’ service  which sorts out ongoing financial matters, leaving you to tend to the upkeep.

The application

When applying for a property with us, each applicant must complete an application form. This must be completed prior to any viewings.

The viewing

When viewing, we will meet at our branch before a letting’s negotiator takes you to the property unless otherwise organised.

Tenancy Agreement

Before any tenancy can begin you will be asked to sign a Tenancy Agreement outlining both the tenants and landlords’ obligations. You should carefully read and make sure you understand this agreement since it is a legally binding document. Goodlord

Goodlord helps to get you signed on as tenants with us via an online application, they will take you through the pre-tenancy process, until the signing of the assured shorthold tenancy contract. Goodlord will complete referencing for each potential tenant which will include ID, residential, credit and income check, with their own dedicated support teams if you ever need any assistance. For students only an ID and credit check is necessary but their guarantors will also have a full referencing check.

Deposit

A deposit is taken at the commencement of the tenancy which will be equal to one months’ rent. This will be taken through Goodlord, who passes it on to us directly. The deposit is stored with the Deposit Protection Service (DPS) and held throughout the duration of the tenancy to cover dilapidation and outstanding accounts. Inventory that will be taken at the beginning and end of your tenancy and damage is determined by the condition report.

It is therefore especially important to check that you agree with everything contained within these documents (please be advised that an additional sum is required if a pet is permitted). The DPS Terms and Conditions and the Alternative Dispute Resolution (ADR), governing the protection of the deposit including the repayment process. Rent

Your first months’ rent will be paid in advance, at the same time as the deposit, with the same stipulations in reference to the money clearing.

Collection of Keys

This can be done once the inventory check-ins have been carried out. All move-in monies must be in our possession, including a standing order mandate set up before any keys can be handed over.

Inventory and schedule or conditions

An inventory and schedule of conditions of the property will normally have been prepared, this includes contents, furniture, fittings, and effects.This will be checked and agreed with you at the commencement of the tenancy. It is important that you take care in agreeing with the Inventory and Schedule of Conditions, as this document will form the basis of any dilapidations claim by your landlord at the end of the tenancy.

Arranging utility suppliers

The tenant will be responsible for setting up and paying for utilities, unless otherwise stated in the tenancy agreement. The tenant may wish to pre-arrange utility accounts, as we will not accept this as an instruction.

Utility accounts can be set up through Goodlord. They offer exceptional deals and discounts for tenants who decide to set their bills up with them. Uni Homes also offer an all-inclusive deal regarding utilities, whereby students can have unlimited usage of energy, water, and broadband at a weekly cost.
